Rental History

No evictions within the last 5 years.*

Income Verification

Proof of income at least 3 times the rent amount.

Credit Check

Minimum credit score of 600.

Recommendation

Signed recommendation from current landlord.

*None of these criteria are blanket exclusions, AllenWay Real Estate complies with all fair housing laws and gives each prospective tenant the opportunity to provide mitigating factors pertaining to former evictions and criminal history.

Tenant Utility Verification

Verifying the utilities are on and in your new tenants name is an essential step in the placement process. Once approved, your prospective tenant will receive a county-specific guide from AllenWay on how to complete this stage.

Robust Verification

Word of mouth is not enough for AllenWay. Many times a prospective tenant will believe they've satisfied all requirements for a utility provider, only to have the landlord receive a bill later that month. We do not sign leases until we've received verification documents from the provider themselves.

Organized Documentation

Utility verification documents are important to hang onto. Once your rental's lease is signed, you'll receive a well-documented collection of files including your tenant's ulitity documents.


Pre-Lease Property Inspections

A crucial step in the move-in process, the AllenWay Tenant Placement service includes a complete pre-lease property inspection. Rest easy knowing the condition of your rental is captured and documented, prior to move in.


Protection is in the Proof

When your tenant moves out, a well-documented inspection is your best friend. Nothing makes it easier to explain why a deduction was made from a security deposit than an organized, photographic inspection.

Organized Documentation

Along with the lease, utility documents, and background report, your property inspection is included in your placement package. Easy access to the inspection is critical during the move out process.

Air-Tight Lease Execution

AllenWay Agents take the time to explain the finer details of the lease. The more educated a tenant, the better the experience is for the landlord. Our air-tight lease execution not only protects our clients, but also gives them peace of mind.

  • Base Lease

    Standard Realtor® Lease (Form 410-T)

    The base contract between you and your tenant; form 410-T covers the rent amount, duration of tenancy, security deposits, late fees, eviction policy, utility responsibility and much more.

    Educating a new tenant on the terms of their lease is an art form, due to the heftiness of this document.

  • Maintenance

    Maintenance Addendum (Form 440-T)

    This addendum is essential in protecting your real estate investment. An uneducated tenant can cause thousands of dollars in maintenance expenses... so let's educate them on what their responsibilities are.

    HVAC filters, carpet cleaning, light bulbs, fire safety, smoking policy, pest control, and lock policies are all handled in form 440-T.

  • Crime Free

    Crime Free Lease Addendum

    A further step in protecting your property, crime free lease addenda prohibit illegal activity from occurring within your rental property.

    The illegal activities prohibited within this addendum include but are not limited to: Illicit drug manufacturing and distribution, criminal street gang activity as defined in N.C.G.S Chapter 14, Article 13A, assaults, discharging a weapon, and the actions of invitees and guests of the tenant.

  • Pets

    Pet Addendum (Form 442-T)

    Detailing your properties pet policy is a crucial step of the leasing process.

    This addendum lays out that policy, the amount of the pet deposit and whether or not that fee is refundable.
